Just wondered as a agent here in the south what were your views on the hips as they call them. Many other agents have been harping on how you can save money if you put your property to sale on the market before June 1st 2007, I dont think thats the right attitude and as a agent havent seen the rise in panic sellers yet so people wont be pushed to selling at the wrong time. What are you the public thinking about it? This is not another plug of my site which is below but I have got a section on this and would love some feedback on it, either here or there. thanks.

| Yes they are not the best idea that someone has come up with at the government, they are mainly due to the EU wanting the government to step up on the energy efficently of our homes. its up to you if or when you want to sell your home still it just means that you cant market your home without the pack, not all contents are required right away but sadly the energy inspector report is a must. |

The government have made the HIP idea to speed up sales as most of the information will be included about the property before the sale goes to the solicitor, it will cost X amount, still to be decided will know soon, but as the survey has been taken out the main reason for the HIP has come to light being the energy report which most people wont know much about, the results of that have to be put on the agents details, but your right why have a extra pack to confuse things just to incorprate the energy report. Only time will tell and we all havent got long to wait. |

| I think that it is another way the government are making more money and putting up the cost of selling your home by this extra cost at the start. It may save buyers a little money as they only have to get a survey but they still will have to pay the solicitors fees. I suppose if you are seller you are likely to be buying again which puts you in that catagory. As I said before its meant to speed the system up, I cant see that at the moment. |

Well for one thing it won't be for free as most will just add it to the price of the house. They would have been better off by regulating the market by making an offer and acceptance binding on both parties. That way you stop gazumping and buyers suddenly dropping out.....  |

| Quite right FUBAR its not going to be free and yes people will try and add it to there price, the issue with a offer being binding from the start is also a good point which the government once again have bypassed. |

As a question yourviews do they have to be free? If I have 20 people do I give them all a pack, and who pays for them all? Why can't I charge for them- it will stop timewasters............  |

| Yes you could charge people if they wanted a copy to take away like a small amount. Most people will look at them in the office to save money and at the begining some people will unaware of them. The results of the energy result have to be displayed on the property details. | It's possible of course to sell your house yourself and I recently bought an appropriate domain name to do just that. According to a chap on Radio 4 this afternoon the thing is to put a card in a newsagents etc window advertising your property just b4 June the 1st and you have started the marketing process b4 the deadline. |

another form of muppetry by work shy slackers in the govt. In france, you agree to buy a house and the verbal offer is binding. There is a cooling off period for buyers of 7 days, in which time the seller cannot receive any further offers. After this 7 days, the contract is formally binding and you put down your deposit- should you ( the buyer) pull out for any reason then you forfeit the deposit - it certainly focusses the mind.
If the seller pulls out for any reason, they are liable for all of the buyers legal costs.
It works, and gazumping is virtually unheard of. |

| Probably not based upon the sanctimonious claptrap put out by Yvette Cooper on that programme. It would be good at least to see it deferred until it stands a reasonable chance of working, which is the thrust of most objections. |

Sadly no as my site does not cover properties to sale in the UK, the listing part of the site is for the properties for sale abroad and properties to rent here in the uk or holiday homes, the core part of my site is for people to discuss issues with the property market and help each other out, thanks for asking. |
